How do i get the process started? Where do I find a frustrated seller? Do I need to work with an agent on the short sale process?

I just found out that the landlord is trying to do a short sale. Is there any way for me to find out if he has been making any partial payments for mortgage or if he just hasn’t been paying at all? I think the house is financed with WAMU.
