What does it mean if a house for sale is “private property”?

steve I asked:
i saw a house on the internet for sale and it is listed as private property and it is really cheap it is a manufactured home built in 1997 up for sale for 28,000. It is 4 bed 2 bath and app. 2,866 sq ft. So i figured something was up with it being private property and i figured that’s why it was at such a low price.

It is a trailer, private property like a car is private property, as opposed to real property like a house.

The owner still lives there and certainly with the weird wording and that the deal.
